Chino Warehouse Market – 2014 Forecast

Chino continues to provide industrial warehousing opportunities in the western part of the Inland Empire that are well below the California average. Chino’s cost advantage is easy to recognize since most listings are starting around $6.99 per square foot per year (or $0.58 per square foot per month) whereas increased occupancy has pushed rental rates much higher in other areas of Riverside-San Bernardino.

Similar to other low cost warehousing locations in the metro area, the price per square foot has been steadily increasing at a higher percentage rate as the market continues to recover from the recession that started in 2008. The graph below shows how rates rebounded throughout 2012 and 2013, but prices are still well below the state wide averages.

We expect the Chino area to provide advantageous pricing opportunities throughout 2014 – though businesses would be wise to lock in lower rates now rather than take a wait and see approach. Even with Chino warehouse prices increasing at a higher rate than other areas of California it is unlikely that the increase will adversely affect tenants unless we see double digit growth in asking rents.
