Inland Empire Industrial Leasing Report: Q4 2014

2014 will go down as the year of eCommerce as Walmart, Amazon and Coupang leased or pre-leased 9.7 million square feet of warehouse space in the Inland Empire. Their leases for fulfillment and inventory represent the growing demand and importance that warehouse/fulfillment services will have as consumer spending increases nationwide asa result of the continuing economic recovery.

Unemployment is still higher than average at 8.0% but down 1.1% from the start of the year. Business drivers, including trade, transportation, utilities and manufacturing added 7800 jobs and helped to increase overall leasing activity especially in Industry, Ontario, Riverside and San Bernardino.

2014 saw more industrial project completions, greater net absorption, demand and activity than 2013 and with economic indicators improving at the area, state and national level we should continue to see strong market performance throughout 2015. There are still plenty of commercial real estate deals in the Riverside – San Bernardino area but you have to act now to secure favorable rates before activity really starts to pick up in Q2/Q3.
